The autumn season is upon us, welcoming shorter days and retail stores stocked with all things holiday. As for the real estate market, the summer surge in activity is projected to continue steadily through the fall.
Here are our top five tips for ensuring a successful sale this season.
1. Set the Mood with Autumn Scents
Play up the holiday aspect of the season with autumn scents. At showings, set out homemade pumpkin rolls, serve hot apple cider, or place a tray of cinnamon sticks on the countertop.
2. Use Fall Colors to Your Advantage
Décor including pillows, throw blankets, candles, and wreaths in bold fall accent colors will help buyers envision themselves in your home for their future holidays.
3. Create Seasonal Curb Appeal
A buyer’s first impression is crucial, so your front yard should already look impeccable if you’re thinking of selling. But while you’re at it, add seasonal touches like potted fall flowers (think marigolds and chrysanthemums) as well as pumpkins and other types of squash for an infusion of holiday charm.
4. Let the Light In
Days grow shorter in the fall; the sun sets lower in the horizon and casts wider shadows. To combat this increased darkness, turn on all the lights in your house when you have showings, including lamps and closet lights—but minus the TV unless you have an easy listening music channel for ambience. Push back drapes, open shutters, and pull up blinds on every window as well.
5. Check the HVAC
The air inside your home should smell as fresh as possible, so it’s time to take a look at your HVAC (Heating, Ventilation, and Air Conditioning), ideally before you need to turn on the heat. Not only will you discover any issues ahead of the home inspection, but your house will also smell fresh as a daisy for potential buyers.
