As of April 2026, the project is well underway, with major milestones in the marina and commercial core advancing toward completion in time for the 2028 Los Angeles Olympics, when Dana Point will host international sailing events.

Project Overview and Vision

Launched under a 66-year ground lease in 2018, the revitalization addresses infrastructure built in the late 1960s that had become outdated due to ocean exposure, deferred maintenance, and evolving needs. The privately funded initiative (no taxpayer dollars) focuses on three core components:

•  Waterside Marina Upgrades

•  Landside Commercial Core and Public Spaces

•  New Hotel Developments

The goal: Create a vibrant, year-round community hub with enhanced public access, pedestrian connectivity (linking from the Headlands to Doheny State Beach), modern amenities, and sustainable design — all while maintaining operations for boaters, diners, and visitors.

Key features include state-of-the-art fiberglass docks (eliminating treated wood for better longevity and water quality), expanded public green spaces, public art, educational exhibits, and a dramatically improved boardwalk.

Current Status in 2026: What’s Happening Now

Construction is phased and overlapping to minimize disruption, with public access to the boardwalk, docks, and most businesses preserved.

•  Marina Revitalization (15 Phases): The marina, with over 2,200 slips and nearly 500 dry-storage spaces, has reached about two-thirds completion. Recent progress includes the opening of multiple new dock phases in 2025, with Phase 11 (docks in the East Basin) underway since mid-January 2026 and expected to open for boaters in late spring 2026. Full marina completion is targeted for 2027. Improvements feature innovative, environmentally friendly dock systems and enhanced boater services

•  Commercial Core (Mariner’s Village – Phase 3): This is the most visible landside work right now. Demolition of older buildings (some dating to 1971, including sites of longtime spots like Harpoon Henry’s, Coffee Importers and El Torito) advanced in early 2026. A groundbreaking ceremony on March 17, 2026, marked the official start of construction for seven new buildings.

The phase will deliver over 100,000–120,000 square feet of vibrant waterfront restaurants, retail, and public spaces — including an artisanal food hall concept called “The Boathouse” with suspended boats as decor, rooftop decks, fire pits, and expanded park areas. Targeted completion: late 2026.

                                  

•  Parking and Infrastructure: A new 984-space, three-level parking structure with ocean views opened in July 2025 and remains operational (with 4 hours of free parking available).


Hotels: Demolition of the former Dana Point Marina Inn is progressing.
Two new hotels from R.D. Olson Development are planned:
    •  Dana House — a 4-star upscale 130-room boutique hotel with ocean-view rooms, waterfront event lawn, rooftop lounge/restaurant, pool, fitness center, and direct boardwalk access.
    •  Surf Lodge — a more casual 3-star 169-room hotel geared toward younger or budget-conscious travelers, with similar waterfront amenities and outdoor activation spaces. Both are expected to open in the 2027–2028 timeframe.

                                      

Additional phases, including further boardwalk expansions and outer building revitalizations, will continue through 2027–2028.
